# Venice: your address decides the bed tax

In Venice the bed tax depends on where you sleep: full rate in the historic center, 20 percent less on the Lido and the lagoon islands, 30 percent less on the mainland, capped at 5 consecutive nights.

## Three zones, three prices for the same room class

The historic center, the Giudecca and 4 hotel islands, San Servolo, San Clemente, Sacca Sessola and La Certosa, pay the full rate. The Lido and the lagoon islands, Murano and Burano among them, pay 20 percent less. The mainland pays 30 percent less.

One exclusion matters more than the discount: the zone reduction does not apply to tourist lets. Book an apartment in Mestre and you pay the center rate for it.

That single clause is the reason a mainland hotel and a mainland flat are not the same financial decision, and it is not printed on any booking site.

## The center scale: 1.00 at one star, 5.00 at five

In the historic center in high season the tax runs €1.00 per person per night in a one star hotel, €2.00 at two stars, €3.50 at three, €4.50 at four and €5.00 at five, for a maximum of 5 consecutive nights, under the rates in force since April 1, 2025.

Non hotel accommodation is graded in lions instead of stars: €2.00 at 2 lions, €3.00 at 3 lions, €4.00 at 4 lions and €5.00 at 5 lions for tourist flats, holiday houses and B&Bs. Campsites run €0.10 to €0.50 by star and holiday villages €0.50 to €1.50.

A 5 night cap is short. On a week in the center you pay the tax for five nights and the last two are free of it, which is the opposite of how most people assume these schemes work.

## January is the cheap month, on paper

High season runs February 1 to December 31 and low season is January alone, when base rates drop 30 percent everywhere.

Eleven months of high season is not a seasonal tariff in any ordinary sense. It is a full rate with a January exception, and it tells you what the city thinks its shoulder season looks like: it does not have one.

Stack the reductions and the arithmetic gets interesting. A January stay on the mainland carries both the 30 percent seasonal cut and the 30 percent zone cut, which is the cheapest legal combination in the table, and the municipal regulation also provides a 50 percent reduction for certain categories.

## Venice sits exactly on the national ceiling

The top rate in the historic center is €5.00 per person per night, which is precisely the ordinary ceiling set by article 4 of legislative decree 23 of March 14, 2011 for the Italian bed tax.

Cities under heavy visitor pressure may go above that ceiling, using the derogation for comuni whose tourist presences exceed twenty times the resident population, measured on ISTAT data for the previous three years. Venice would qualify on any reading of its numbers, and it has not used the derogation for its hotel scale.

The chain of sources is worth stating plainly: the tariff booklet came from the city's own tax office in its March 10, 2025 version, and the national decree was read inside a municipal act rather than on the government database. ### Is the bed tax the same thing as the Venice access fee?

No. The bed tax is paid by overnight guests and has never stopped applying. The access fee was a separate charge on day visitors, and it has not been in force since July 27, 2026. Campsites pay bed tax from €0.10 and holiday villages from €0.50.
